This is the part of the job most general contractors sub out and hope goes right. We own the equipment and run our own crews — clearing, mass grading, excavation, demolition, erosion control and storm drainage. Underground utilities are installed by our licensed utility partner working under our contract, so it stays one number, one schedule and one person who answers for the whole package.

That matters most on the parts nobody sees again after the pour. The pad under the slab, the bedding under the pipe, the compaction that either holds or does not. We are on the hook for all of it, and still on the hook when the inspector shows up.

Grading that looks right and drains wrong is the most expensive mistake on a site. Water moving toward a foundation, pooling against a wall, or crossing onto the adjacent parcel becomes someone’s problem eventually — and on a permitted site it becomes an NPDES problem first.
